The first thing you need to consider is the overall look of your home before you consider it for the market. Curb appeal, or how attractive your home is from the road, can make a big difference in whether people keep driving or take down a number to call for an appointment.
The importance of curb appeal as a primary consideration doesn’t change, whether you’re staking up a “For Sale” sign, or listing with a Realtor. In either case, one of the first things that may be done for advertising is taking a photograph of the house.
The untrimmed hedges and tree branches may not worry you but in this instance they should.
Once your home is on the market, prospective buyers aren’t looking for a reason to like your home as much as they are an excuse to cross it off their list of prospects. If a buyer rides by and sees an unsightly tree, they may consider that a headache they don’t want to deal with, or just a sign that you may have overlooked maintenance in other areas as well.
De-cluttering inside and outside the house should be done they are both as important. Old furnishings, swings and patio sets may do more harm than good so consider throwing them out as soon as possible. Outdated outdoor furniture and children’s play areas should also go, they may have cost lots but they will not help you now.
Also look at your landscaping, from potted plants to trees. Your home will lose value from anything not in peak condition. Potential buyers do not want to trim trees as soon as they move in so you will have to do it before you leave and deal with the headache yourself. Anything that is almost in need of work should be attended too as well as disposing of that old tree that is about to fall down.
Simultaneously think of ways to fix up what will be your former house that do not cost money. Re-paint any trim in bright colors to attract the buyers attention and make the house look newer. Also consider adding color to the landscape with seasonal flowers. You can even keep them in pots instead of planting them, use flowers such as tulips for spring and petunias for summer, seasonal flowers.
Place potted plants along the porches and down the driveway, anywhere that is not blooming you will not have to put them in the ground. The spots of color will make your home more appealing, and if you want you can move them to your new home when you go.
