Home Inspection Reports: Do You Need Them?

What is the purpose behind getting home inspection reports? More importantly, what comes into a good one? Anyone can get a home inspector’s license and give you a report, but will it be worthwhile? Is it worth the cost of home inspection? This article will help you determine what the key aspects of a great home inspection report are.

Nearly every aspect of the home should be examined in a general home inspection, from stem to stern, from basement floor to attic roof. The inspector should look at your sinks, toilets, showers, pipes, and all other aspects of the plumbing. All of the electrical systems should be examined.  This includes the electrical outlets, ceiling fans, light fixtures, circuit breakers, and wiring. The inspector should look at the home’s water heater, furnace, air conditioners, and any and all ventilation ducts.

On the outside of the home, the condition of any fences, driveways, and sidewalks should be determined. The status of any and all windows, doors, and walls should be determined next. Evidence of proper drainage should be sought after next. The roof should then be inspected, but remember that most general home inspections do not have a roof certification as part of their service. If the roof appears to be in bad shape the inspector may suggest that you get a specialized roof inspector in to take a look at it.

Don’t overlook your garage if the home comes with one. The areas of concern here will be the condition of the firewall, the roof, the ventilation, and the slab.

A general home inspection report should provide you with a list of areas of concern to the inspector. These areas may not necessarily be a problem now, but they could end up becoming problems later. Malfunctions in the heating system, deficiencies in the foundation, problems with property drainage, roof damage; any one of these could become a serious problem if not taken care of in a decent amount of time.

Is a general inspection worth the home inspector cost that you will incur? The answer is yes. A great report will provide you with a list of every area of your home and its condition at the time of inspection, with emphasis placed on areas that need work. If you need roof inspections or a mold review, the inspector can help you set up an appointment at a later date. The service can also provide you with great home inspection tips so you can do a preliminary inspection before anyone even arrives.
