Unlike many places facing a downturn in residential sales due to a lack of consumer confidence, popular places such as Vaughan, Ontario, the “City above Toronto” are actually experiencing a ‘seller’s market’ as a result of fast paced growth. The city of Vaughan has transformed over the past 20 years from a farming township to a fast paced urban center of a number of communities with a rustic feel. The residents of Vaughan grew 276 percent in the ten year timeframe from 1986 to 2006, and by 2031 there may very be well over 1.5 million residents in the region.
Vaughan is drawing in young residents, and according to the 2006 statistics the median age is 35.9 years with over 81 percent under the age of 55. The demand for single-family homes has exploded as a result, and although 65% of the housing still are made up of detached dwellings, studies by the York Region Planning Department show there is a consistent shift in condominium units and multiple-row house construction in the last number of years.

Thanks to the flat terrain, a magnificent grid of well-paved four lanes roads connect the highways and toll roads going to to Toronto from Vaughan’s residential communities. The local Viva bus system has a fleet of sleek Van Hool buses that connect transportation providers at the ‘Vivastation’ which features new ticket machines and ‘smart’ displays to inform passengers of all departures. The Greater Toronto Transit Authority, known as as GOT, supplies rush hour passenger trains for stops in Vaughan and the Toronto Transit Commission (TTC) has passenger routes that link to subways and RT stations in Toronto.
Unlike the heavily populated Toronto region, there is still lots of open Vaughan real estate to be had. Because Toronto has such a tightly packed population, there are less occasions to custom build homes and estates in the immediate area. The wide open areas also mean there is potential to develop new entertainment places such as the Canada’s Wonderland theme park found in Maple, one of Vaughan’s districts, that pulls in a wide range of visitors to boost the local economy.A few of these open areas are designated as agricultural land and there is some concern that soon it will all be developed The additional communities that compose the city of Vaughan are Woodbridge, Klienburg, Markham, Concord and a portion of Thornhill. The extraordinary flavor of each area is a result of the mixture of older family homes, high-end master-planned neighborhoods and multi-family housing that are combined with industrial area and retail centers.
