Advertisers have long since realized billboards are an effective means to reach their target market.

As an investment, billboards are extremely lucractive. I don’t have to deal with the typical headaches that come with other types of real estate investments. The typical billboard tenant will be a local business or a nationally recognized merchant.

How Does It Work

The first obstacle for anyone just getting started in this industry is to identify a location where an outdoor billboard is legally permitted. Many cities prohibit construction of billboards so sometimes you need to search further than your backyard. However, if you imagine a three hour driving radius from your own backyard, I’m positive you’ll find a location or two that still permits construction of a billboard.

Once the billboard is constructed, the goal is to lease the sign space and keep it leased to generate cash flow. You’ll need to promote your sign to local businesses and nationally recognized merchants. Alternatively, you can hire a company to help you lease the billboard.

I believe billboards are a great vehicle for those who have the patience and persistence to understand their local markets, traffic patterns, and other relevant trends. More importantly, this is one of the best cash flow vehicles for those with limited capital. If you’re willing to put in the work, you can create cash flow with your very first sign.
