About Omaha Nebraska School Districts

Searching for Omaha real estate can be difficult if you are not familiar with how Omaha neighborhoods are organized in the local MLS. If you are thinking about moving to Omaha, it is important to understand how real estate agents in the area typically use the Omaha Area Board of Realtors MLS to find local properties.

Unlike some other regions in the U.S., home buyers and Realtors in the Omaha, Nebraska area typically search for properties by school district instead of city name. This is because there have been many cities in the suburbs of Omaha that have been annexed and are now within city limits. Since they still have a lot of geographical and historical uniqueness, they are often referred to by their original city names, but are more accurately just school districts and neighborhoods rather than cities.

Another local fact that is helpful to know when searching Omaha real estate is that Westside Omaha area can also be called District 66. In addition, Waterloo school district is also referred to as Douglas County West Community Schools, but is still listed in the Omaha MLS as “Waterloo.”
